FHA - insured and Department of Veterans Affairs - guaranteed, called FHA and VA, loans are available to manufactured home buyers. These types of loans may offer lower interest rates or lower down payment requirements if available in your area for your manufactured home. There are some financing options available for you when you purchase a manufactured home. Most retail sales centers where you buy your home can provide information on financing to assist you in submitting an application for a loan for your mobile home. Of course you have the option of shopping around for your own financing. Most lenders require a minimum down payment of 5 -10 percent and will have a loan ranging from 15-30 years. If you are buying the manufactured home & land together, some financial institutions offer traditional real estate mortgages. If you purchase the home separately from the land on which it is located, it will probably be financed as personal property manufactured home loan. |

What does it mean when a Manufactured Home has been renovated? Generally speaking renovating or refurbishing a mobile home is the same as refurbishing a site built home. The manufactured home has carpet, linoleum, and walls that can be painted. When the carpet and linoleum is replaced and the walls and also the ceiling is painted, these manufactured homes look like new! Some mobile homes may have also had excessive wear on the doors and trim work. These can also be replaced. In the case where the mobile home had a lot of damage to the sinks, toilets and tubs these items can be repaired or replaced by skilled technicians. |
